We clean to what inspections actually check, which is the biggest controllable factor. We cannot do anything about wear, damage or repairs that were already there, and no honest cleaner can promise a landlord’s decision. What we can do is remove cleanliness as the reason for a deduction.

Empty is much better and usually cheaper, because we can reach everything. We can work around furniture and boxes if we have to, but tell us in advance so the quote reflects it rather than surprising both of us on the day.
After the trades are finished and the debris is out, not before. Booking a final clean while work is still going on means paying twice. If dust is still being generated, we will tell you to wait.
Yes. Carpet cleaning is often worth adding to a move-out clean, since carpet condition is a common reason for deposit deductions. Ask when you call and we will quote both together.
The more the better, especially at month end when everyone moves at once. Call as soon as you know your date. If we cannot cover it we would rather say so early than leave you stuck.
